Lead Free Certification - Paint
To acquire a Lead-Free inspection certificate the property must be inspected with an XRF (X-Ray Fluorescence) device (like a radar gun). The guidance for this protocol is based upon the U.S. Department of Housing & Urban Development
Sampling/Testing – Interior of Home or Unit
“Lead Free” XRF readings should be taken from every painted surface in each room in the property including common areas (hallways, stairwells, laundry rooms, enclosed porches. accessible attics, etc.) including the entirety of the interior of the building. Any painted surface is sampled. Additionally, if desired by the customer, the exterior of the property (including brick, stucco siding if painted) can be tested for an additional charge.
Passing
The level of lead in paint in New Jersey that is considered “Lead Free” is 1.0mg/cm or below. Once the property has been tested with an XRF device and found to have no elevated levels of lead paint inside the interior of the property is then considered to be “Lead Free” and a certificate (for the life of the property) can be issued. This certificate can also be transferred with the sale of the property.
XRF Pricing for the INTERIOR ONLY of Single-Family Home or Unit: $400
XRF Pricing for the additional testing of the EXTERIOR of a Single-Family Home or Residential Rental Building (the interior of ALL units must be tested) - includes all exterior painted surfaces (brick, stucco, siding, concrete, etc.: $200

In the case your property FAILS the "LEAD FREE" XRF test, we can immediately perform a "LEAD SAFE" interior visual assessment and dust wipe sampling. This will help to identify any lead hazards that currently exist. The risk assessor will select a minimum of 4 rooms for dust wipe sampling. It can be a common area (living room or den), bedroom, bathroom, etc.; the preferable rooms will be the rooms where children sleep, or play.
If the inspection is for a residential rental property, the required lead-safe inspection for that municipality will be conducted (Visual Assessment or Dust Wipe Sampling + Visual Assessment).
